re: 1 - the area around all ballparks is kind of artificially depressed, as compared to the "average," which is always why spending public money on ballparks is a bad idea. Like, you'll get a hotel or two, and some bars and restaurants that nowadays almost certainly have to partner with the team. But most ballparks are downtown, where real estate is pricey already, and it's not like banks or tech firms or something else that would generate a ton of taxes "needs" a lot of foot traffic on game nights (mostly) to thrive. One block over from Minute Maid Park are the biggest homeless encampments in Houston. The area around Fenway is kind of OK, but it's probably one of the few exceptions at this point, and arguably, it's because its so old that the city has had generations to grow around it.

I have been to Royals Stadium and loved it. But I think it can be hard to develop much around a baseball stadium in a metro area the size of Kansas City. Kansas City has a population in the metro area of about 2.3 million. Cities that size generally have limited mass transit options Fans are taking cars to the games.

That means that there will frequently be a large land footprint for parking around the stadium. Fans will not want to walk past their cars. cross a busy street and go to a restaurant. Instead, they will jump in their cars and drive to a place near their homes. Unless a stadium can be integrated into a neighborhood so that fans can conveniently walk to a restaurant then not much development will occur. This is one of the reason's why studies produced by teams to demonstrate the economic benefits of teams are bogus. They project huge benefits from development that does not happen.

Personally I oppose all stadiums projects that use public monies or tax incentives. The economic arguments are that more restaurants, stores and even office buildings will be constructed. Our country seems to produce lots of these structures anyway without the benefits of subsidies to billionaire owners.

The actual major leaguers (no stars, Gene Mauch was one) who batted against Ronald Reagan as Grover Cleveland Alexander in "The Winning Pitch." Comically exaggerated cuts to indicate Alex's unhittable stuff. Movie's commitment to realism was such that Alexander's alcoholism was portrayed as aftereffects of being gassed in the trenches in WWI. Also portrayed as having sunk to being a carnival attraction in the '20s when he was still pitching for the Cubs.
