To me the bigger crime is vacant housing. Housing that sits unused to keep rents and prices high. I'm fine with mortgage deductions on owner-occupied homes. Less so when they are second homes. But rental units that lie empty because they don't want to lower price should be taxed after three months at the rate of the rent being asked. You want to ask for $2,000 for a two bed one bath unit? Fine. But you have 90 days to fill it, or the owner is going to be writing the check.
There are already proven cases of property managers colluding to artificially inflate rental prices, leaving people on the street and sucking money out of the economy that might otherwise be spent on dining out or supporting local businesses.
