Anybody ever hired an architect?

I'm with West Coast on this one.

I've worked with an architect on a major retail renovation and a couple of home renos.

He charged a % of the total project cost--I think it was 10%.

In almost every case, the architect saved us money and in the case of the retail job, came up with a design that was mind-bogglingly brilliant.

I'm a big fan of architects. I'd never rely on a contractor as a design source.

And the other thing about a good architect is they know that God is in the details.

Hire architect who will do plans at flat rate. A garage is not a complex process.

Take plans and bid it to at least 5 contractors.

    Pull the building permit yourself.

Ask around. Try and find a young archtect that works at big firm and is moonlighting for extra money.

You will save a small forturne.
